Resources for Sellers:
Why hire an Agent:
Studies show that sellers who use a real estate agent generally get a better price than those who choose to sell the home themselves. As an agent it is my job to stay up to date on the latest market trends and fluctuations. Utilizing an agent means no surprises during the selling process, as you will have latest information at critical junctures in the process. Let me put my experience to work for you to ensure you get the best price for your home.
- Before Your Home is Listed:
Prior to listing your home, you'll want to ensure everything is in good showing condition before buyers start to tour the home. Here are some important things to consider:
- Start Packing
Now is the time to put things in storage, clean out the basement and garage and start preparing to show your home. Remove any family photos or personal items. Remember, you want buyers to see themselves in your home!
- Spot Paint
Touch up both interior and exterior paint. Fresh painted basedboards can make a big difference.
- Update Carpet
Clean or replace carpet in areas with heavy wear.
- Extra Cleaning
Keep the interior and exterior clean and odor free.
- Curb Appeal
Trim any overgrown bushes, mow the lawn and keep it free of leaves and branches. Make sure the front of the home is clean and appealing. You want to make a strong first impression!
- Find Potential Problems Early
Once you've completed these steps you may want to hire someone to perform a pre-listing inspection. Buyers will be hiring professional inspectors too; this is your chance to find and address problems before it's time to sell.
- Professional Staging:
Consider hiring a professional stager to help give buyers the appeal they're looking for.Click here to: Stage Your Home to Sell
- During the Listing Period:
You'll need to plan to have something to do during the times potential buyers visit your home. Ideally it's best to allow buyers access to your home when you are not there. Try to be as flexible as you can when it comes to scheduling showings. Your home needs to be shown in order to sell!
**SELLING YOUR HOME IS A PRICE WAR & A BEAUTY CONTEST!!**
The three elements that lead to selling your home quickly, for the highest price:
The price – determined by the market.
The condition – determined by you.
The marketing, offers, and negotiations – determined by me.
Pricing Your Home to Sell:
The price of your home should be based on fair market value - the price of sold properties in the area rather than the list price of properties now on the market. A home priced OVER its fair market value will:
- Not attract as many buyers because they’ll think it’s out of their price range.
- Take longer to sell.
- Make competing properties look good.
- Become overpriced and stale in everyone’s minds, and agents and buyers tend not to forget.
- Cause marketing dollars and efforts to be wasted.
- Cause appraisal problems.
- End up selling below market value in order to make up for all of the above.
Timing is everything! Your home generates the most interest in the real estate community and among potential buyers during the first 10 days it’s on the market. If it is not properly priced during this time, you miss out on this peak level of interest.
How you position yourself among your competition will determine whether you sell your house or simply help your neighbors sell their homes faster. As your Real Estate Consultant, part of my job is to assist you in pricing your home competitively so that you can sell your home in the shortest amount of time possible with the least amount of hassles.
Properties that are appropriately priced for their market will always make the best first impression. They'll be the first shown, the most talked about, the first to receive offers, and the most likely to sell. Remember, I don't make the market, I just interpret it for you. And the market ultimately determines the value of your home.

Buyers Have Their Own Agenda:
Ultimately, your home is only worth what a buyer is willing to pay. It was the same when you bought your home. Buyers are comparing your home to other homes now on the market. They don’t react to:
- What you paid
- What you owe
- What you want/need
- How much you spent on repairs or upgrades
- What your neighbor says
- What another agent says
- What it costs to build today
